How Does the RBA Cash Rate Affect Home Loan Rates?

The RBA cash rate is 4.35% as of May 2026. When the RBA cuts or raises the cash rate, lenders typically adjust variable home loan rates within 1-4 weeks, though the pass-through is not always dollar-for-dollar. Fixed rates are influenced by bond market pricing, not the cash rate directly.

Since the RBA began cutting rates, the average variable rate has fallen to 6.55%. However, lenders have retained an average of 0.15% from each cut. Borrowers on older loans should compare their current rate against new-customer rates - the gap averages 0.50-0.75%, worth $3,000-$4,500 per year on a $600,000 loan.

What Do APRA's Rules Mean for Your Home Loan?

The Australian Prudential Regulation Authority (APRA) sets lending standards that directly affect how much you can borrow. The 3% serviceability buffer means lenders must assess your ability to repay at 3% above the loan rate. New debt-to-income (DTI) limits from February 2026 cap high-DTI lending at 20% of new loans.
