Queensland First Home Owner Grant (FHOG) - $30,000
In Queensland, the FHOG provides $30,000 to eligible first home buyers purchasing or building a new home valued at up to $750,000 - the most generous FHOG in Australia.
In Queensland, the First Home Owner Grant is a one-off $30,000 payment for first home buyers purchasing a new home valued at up to $750,000. This is triple the FHOG offered in NSW ($10,000) and Victoria ($10,000). The grant is administered by the Queensland Revenue Office and is typically applied at settlement through your lender. The $30,000 amount was initially extended to 30 June 2025 - check with the Queensland Revenue Office for the current status of this enhanced grant.

Queensland Transfer Duty Concessions for First Home Buyers
Queensland offers full transfer duty exemption for first home buyers on homes up to $500,000, with concessional rates to $550,000 - saving up to $15,925.
In Queensland, first home buyers pay zero transfer duty on homes valued up to $500,000. For homes valued between $500,001 and $550,000, a concessional rate applies on a sliding scale. Above $550,000, the standard transfer duty rate applies with no first home buyer concession. The concession applies to both new and existing homes, making it more accessible than the FHOG which is limited to new homes only. Queensland calls stamp duty "transfer duty" but the terms are interchangeable.
| Property Price | FHB Transfer Duty | Standard Duty | FHB Saving |
|---|---|---|---|
| $400,000 | $0 | $7,175 | $7,175 |

- FHOG grant (new home under $750K)$30,000
- Transfer duty exemption (FHB up to $500K)$15,925 saved
- FHBG - 5% deposit, no LMI~$14,000 LMI saved
- FHSS contributions (3 years, couple)~$100,000 deposit
- Total benefit~$159,925
This example shows how a couple buying a new home in Brisbane can combine the $30,000 FHOG, transfer duty exemption, FHBG, and FHSS for maximum benefit - a larger total saving than equivalent purchases in NSW or Victoria due to Queensland's higher FHOG.
First Home Guarantee skips LMI: Buying a Brisbane property up to the Queensland capital-city FHBG cap with a 5% deposit removes Lender's Mortgage Insurance - typically $18,000-$28,000 on a high-LVR Brisbane loan kept in your pocket and out of your mortgage balance.
