The New South Wales FHOG provides $10,000 to eligible first home buyers purchasing or building a new home.

In New South Wales, the First Home Owner Grant is a one-off $10,000 payment for first home buyers purchasing a new home valued at up to $600,000, or a house-and-land package valued at up to $750,000. The grant is administered by Revenue NSW and is typically applied at settlement through your lender.

  • Australian citizen or permanent resident
  • At least 18 years old
  • Never previously owned property in Australia
  • Must occupy the home within 12 months for at least 6 continuous months
  • Apply via your lender at settlement or directly through Revenue NSW

Good to know: NSW's FHOG applies only to new homes - but most NSW first home buyers benefit more from the First Home Buyers Assistance Scheme (stamp duty exemption), which can save up to $31,335 on an $800K property and covers both new and existing homes.

NSW Stamp Duty Exemptions for First Home Buyers

New South Wales offers the highest stamp duty exemption thresholds in Australia - saving first home buyers up to $31,490.

In New South Wales, first home buyers pay zero stamp duty on properties valued up to $800,000. Properties valued between $800,001 and $1,000,000 attract a concessional rate on a sliding scale. Above $1,000,000, no FHB concession applies. This exemption covers both new and existing homes, unlike the FHOG which is limited to new builds.
