In Northern Territory, the First Home Owner Grant provides up to $50,000 for new homes valued at up to $750,000 - the highest grant in Australia. The NT also offers $10,000 for existing homes valued up to $650,000, making it one of the few jurisdictions that provides grants for established properties. Combined with the $18,601 stamp duty concession and federal schemes, the NT offers one of the most generous FHB packages in the country. The grant is administered by the Territory Revenue Office and is typically applied at settlement through your lender.

  • At least 18 years old
  • Never previously owned property in Australia
  • Must occupy the home within 12 months for at least 6 continuous months

Highest headline grant: By stacking the FreshStart New Home Grant ($10K) with the BuildBonus ($20K) and HomeGrown Territory Grant ($10K-$20K), eligible first home buyers can access up to $50,000 in combined NT grants - the highest total in Australia. Incentive pools are capped so apply early.

NT offers a stamp duty concession of $18,601 off the stamp duty payable on properties up to $650,000.

In Northern Territory, first home buyers receive a stamp duty concession of $18,601 off the stamp duty payable on properties valued up to $650,000. This is a fixed discount rather than an exemption - on a $450,000 property, standard duty would be approximately $21,997 and a first home buyer pays approximately $3,396. On properties under approximately $350,000, the concession effectively eliminates stamp duty entirely. Above $650,000, the concession reduces on a sliding scale. The concession applies to both new and established homes.
