Victorian First Home Owner Grant (FHOG) - $10,000

In Victoria, the FHOG provides $10,000 to eligible first home buyers purchasing or building a new home valued at up to $750,000.

In Victoria, the First Home Owner Grant is a one-off $10,000 payment for first home buyers purchasing a new home valued at up to $750,000. The grant is administered by the State Revenue Office Victoria (SRO) and is typically applied at settlement through your lender. Victoria's $750,000 FHOG cap is higher than NSW's $600,000 cap, making more new homes eligible.

Victorian Stamp Duty Exemptions for First Home Buyers

Victoria offers full stamp duty exemption up to $600,000 and concessional rates to $750,000 - saving first home buyers up to $31,070.

In Victoria, first home buyers pay zero stamp duty on properties valued up to $600,000. Properties valued between $600,001 and $750,000 attract a concessional rate on a sliding scale. Above $750,000, no FHB concession applies. Victoria is also the only state transitioning to an annual land tax model for new property purchases, offering an alternative to upfront stamp duty for commercial and industrial properties, with potential expansion to residential.

  • Stamp duty exemption (FHB up to $600K)$31,070 saved

  • FHSS contributions (3 years, couple)~$100,000 deposit
  • Total benefit~$157,070

This example shows how a couple buying a new home in Melbourne can combine FHOG, stamp duty exemptions, FHBG, and FHSS for maximum benefit.

First Home Guarantee skips LMI: Buying a Melbourne property up to the Victorian capital-city FHBG cap with a 5% deposit removes Lender's Mortgage Insurance - typically $20,000-$30,000 on a high-LVR Melbourne loan kept in your pocket and out of your mortgage balance.
